Are you a letting agent?

No, we're not, we're local a family who own and let 5 houses, that's 26 rooms in total. We take great care to ensure our tenants are comfortable; please see our testimonials from previous tenants.

How do I reserve a room?

You pay the first month’s rent, the deposit, and an administration fee to protect your deposit. We'll also need details of a Guarantor (typically a parent or guardian) who is responsible for covering any rent should you default. We can then provide you with your Tenancy Agreement and your Deposit Protection Certificate.

What is the deposit for?

It covers any additional costs the landlord incurs to return the property to the condition it was in when you moved in. It is not used to cover 'fair wear & tear'.

When do I get my deposit refunded?

Almost as soon as the tenancy has ended. We will agree with you any costs for damage beyond 'fair wear & tear'. You and the other tenants will pay for the professional clean to return the property to the same high standards you found it in. The balance is then transferred to your bank account.

How can I mitigate deductions from my deposit?

Keep the house in clean and good condition. Advising us immediately you suspect there is a problem.

I am an international student how do I pay?

International students pay the full costs of the tenancy in advance, as they will not have a guarantor in the UK.

If I fall out with any of my housemates can I move out?

You have signed for the duration of the lease. You will be responsible for any costs incurred including loss of rent while we replace you. You are encouraged to replace yourself with a suitable tenant or better still learn how to get on with your housemates.

Can I extend the dates on my agreement?

Yes, if you tell us soon enough. We do our utmost to assist if your course dates have changed and may be able to offer you accommodation at another of our properties if we are unable to keep you in your present room.

Can I stay in the house for the next academic year?

We would be delighted if you choose to do this and offer an incentive to reduce our paperwork. We offer incentives too for introducing other students who sign up as tenants.

How do I know what I can do in the house and what I shouldn’t do during my tenancy?

Terms of occupation are clearly set out in your tenancy agreement that you sign when you agree to the tenancy. You will be asked to initial each page when you move in as proof all terms are agreed to.

How are Utility Bills paid?

To help you manage utilities the meters are pre- payment. This means you can put money on the key/card at the local convenience stores with no expensive bills at the end of each quarter. The water company is advised of the occupants of each house and the bills are sent every six months to be shared amongst the occupants.

Who arranges internet installation?

This is organised by the students, so they can get the system to serve them best.

Can I have a friend to stay over?

All rooms, even with a double bed, are let for single occupancy so having a regular overnight visitor is not allowed under the terms of the tenancy. It affects the 'fair wear and tear' of the property and the insurance of the property and is an additional risk in case of fire. It is also unfair on other tenants who are subsidising your guest.

What happens at the end of the tenancy?

The Property Manager needs to be advised of your leaving date and time to arrange to collect your keys and check the property.
